HANDYMAN SERVICES PRICING POLICY
Each day has a 4 hour minimal @ $100.00 an hour. Any additional time per day is charged at $100.00 per hour. Time starts when we get to your home. We will do our best to have the necessary materials for your project or projects upon the start of each day. If for any reason we have to leave for other supplies during each day, you will be charged for that time as well. Any supplies the Lou Vaughn Remodeling purchases for the project, is an additional expense to the homeowner and their responsible to reimburse Lou Vaughn Remodeling. All payment are due in full at the time of completion of services for that day.

GENERAL NOTES REGARDING OUR ESTIMATING PROCCES ONLY
We offer the two following estimate approaches.
Type 1: THE COMPLIMENTARY CONSULT is an estimated projected cost based on some ideas discussed. Lou Vaughn Remodeling will use some other project comparisons to reach an idea of the cost associated. Generally, this is a verbal quotation.
Type 2 is completed as floor plans and design elements i.e. shower type and size and configuration etc. are developed. Our minimal fee is $750.00 for this estimate.

MORE RE: ESTIMATE POLICY
All estimates submitted by Lou Vaughn Remodeling are projected costs to complete your project or portions thereof. Your estimates maybe subject to change. Any itemization here above, called out as “Product Allowances”, were developed as an idea/guide for you to use in selecting products for your project. Most of the allowances are developed based on comps of other projects we have completed with similarities to your project.
This estimate does not include any cost of any additional labor and or materials that could incur as a result of and such incidentals. During the remodel, any design changes desired by the homeowner will be at their expense as well. All payments will be due upon any invoice submissions.
Your estimate is good for 30 days from the date stated on the estimate unless otherwise agreed.

ADDITIONAL POLICIES OF LOU VAUGHN REMODELING – PERTAING TO COMMENCEMENT WITH THE PROJECT
RE: UNFORSEEN COST – (Incidentals and or design changes)
Incidentals are here defined as but not limited to the following:
Any issues found by any representative of Lou Vaughn Remodeling, during the remodel process, such as but not limited to;
1. walls and or floor framing that is structurally not up to code and Lou Vaughn Remodeling standards.
2. walls and or floor framing that is not structurally satisfactory to meet any warranty compliances related to installations of any manufacturers products and or systems that we may install in your project such as Schluter, etc. Related are any attachments to the existing structural surfaces such as framing, below the existing finish surfaces.
2. any findings during the demo and or construction of your project by any representative of Lou Vaughn Remodeling such as any needed mold remediations or wood replacements due to rot, and or any electrical and or plumbing issues we find necessary to be repaired and or replaced. In hiring Lou Vaughn Remodeling for your project, you agree to give Lou Vaughn the authority to rectify any such findings. Any additional labor and or material cost that may occur is to be paid by the homeowner.
Listed here are a couple more examples of incidentals but not limited to:
1. Correcting any unevenness of the existing subfloor unless mentioned differently in any itemized section above. At minimal to correct we will fix any uneven areas with floor leveler and or thin-set materials.
3. Correcting any discovered electrical and or plumbing issues that are code violations and or in need of repair.

RE: PROJECTED TIME FRAME OF YOUR PROJECT
Generally, an average bathroom remodel will take approximately 6-8 weeks. We will do our best to complete your project within the time frame that we state, however, please be advised, this estimated length of time for your project is subject to change at any time.
Upon your request, we can give you a projected start date for your project. The date we provide is subject to change at any given time. However, If you choose to move forward with us, we offer reservations of a start date for your project for a deposit of 10 percent of the total projected cost stated here in this estimate. RE: PRODUCT DELIVERIES:
Homeowners are responsible for any pick-up and or delivery of all the “HOMEOWNER PURCHASED & PROVIDED”, materials mentioned in this estimate. Ferguson & ProSource offer to ship to your home and their drivers typically unload into your garage. Please contact your salesperson for details. All materials are to be placed in the garage or any room on the 1st and or 2nd floors. In certain cases, we will unload materials from your vehicle into the home. I offer pick-up services for an additional charge. Please ask Lou for details/quotes.

ESTIMATION & SELECTION PROCEDURE
“HOMEOWNER PURCHASED & PROVIDED” explained: The lists here are items of the project that you will select and purchase from others unless otherwise noted in this estimate.
1. Plumbing Fixtures including sinks, faucets, faucet rough-in valves, toilets, towel bars, soap dishes, or any other finish materials.
2. Lighting: Any lighting fixture that will be attached to the surface of a wall or ceiling. All recessed can lighting and trims will be provided by Lou Vaughn Remodeling.
3. All Tile & accessories, i.e. Schluter substrate materials, trims, and any other shower accessories.
4. Vanities
5. Mirrors
6. Countertops
7. Glass Shower Enclosures Or Doors
Lou Vaughn Remodeling will provide all the following materials unless otherwise noted elsewhere in this estimate and or a contract.
1. Plumbing rough-in materials: i.e. piping, connectors, and any other materials to accommodate your purchased and provided materials.
2. Electrical rough-in materials including wire, boxes, breakers, outlets, canned lights and trims, light switches, and covers.
3. Drywall

RE: VANITY & COUNTERTOP SELECTION
There are a few ways in finding a vanity for your project. Our recommendations as to where to look vary and depend on what you’re looking for and what your space can accommodate.
Some vanities found online include the countertops. They typically are cost-effective units however some of these units we have seen, the construction and finishes are inferior to the cabinets that ProSource, Ferguson, and a few other local vendors offer.
If you’re purchasing a vanity that doesn’t include the countertop with the purchase, there are several local Quartz & Stone Design Consultants/Fabricators to choose from that offer the materials. These Consultants/Fabricators will also provide the installation of your countertop and sink bowls. If you work with ProSource for your vanity selection, as a convenience, they offer some quartz and granite materials. Another option for any of the quartz or stone materials and fabrication services is The Home Depot or Lowes, however, the selections from any of these two stores are limited but a little cost-effective. If you’re looking for a quartz or stone material that offers a touch more in uniqueness/quality, we suggest KBR, Mont Granite & Stone, and some other local vendors. In any case, if your countertop doesn’t come with your vanity purchase, the Consultant/Fabricator you choose to purchase from may need to field measure, (meaning they may need to measure the cabinet once we have installed it). Typically, the fabricator will need the model number of the sink or sinks at the time of the field measure. The drilling of the holes for faucets is typically drilled at the time of installation and this is completed by the fabricator. Lou Vaughn Remodeling or plumber will install the faucets and make all plumbing connections. To get an exact price from them you will need to provide them the details, i.e. under-mount sink bowls, edge type, and the overhang dimension of your vanity, and what edges of the top will be exposed. Please confirm with Your Quartz/Stone Design Consultant.
